I’m not looking to build right away, but I do want something that could appreciate over time or maybe be used for off-grid living. I've looked at a few rural lots, some in mountain areas, and others closer to small towns. What are the main things I should consider when choosing the right type of land? I second what was said above and want to add a few more points. One thing that often gets overlooked is zoning. Even if the land is cheap and beautiful, zoning laws might restrict you from building a tiny home or even parking an RV. Also, don’t forget to ask about water access — is there a well, or can you drill one? Some remote lands can be dry and getting water could be expensive or regulated. I was also torn between something scenic vs. something more practical. I ended up choosing a lot near a small town, which gave me access to basic services without being in a crowded area.
